Spring Investment Property Maintenance Checklist: Part 3

Spring is here! Now that winter is over, it's the time to start thinking about spring maintenance in and around your rental properties, and that includes the business aspect of it. In today's final part of our three part Spring Maintenance Checklist Series we are addressing tenant maintenance. Tenants are the backbone of our business and can make or break it. It is important to stay on top of maintaining not only their units, but the rules and your relationships with them.

In Part 2 of our Spring Maintenance Checklist series, we addressed items to check and tasks to perform on the exterior of a property and Part 1 addressed the interior.

  • confirm that tenants are complying with the terms of the lease agreement, including any restrictions on pets, smoking, or other specific clauses

  • ensure the number of occupants matches the lease agreement

  • ensure you have all contact information up-to-date, including their emergency contact

  • ask them to show you where they keep their fire extinguisher or fire blanket and ensure they know how to use it

  • ask tenants for proof of current tenants insurance

  • remind them to let you know of any repairs required

  • check leases and make note of any coming up to their anniversary date in the next 6 months so you can notify of any necessary rule changes, rental increases etc.

  • ask if they have any suggestions or ideas on ways to improve the property and experience
