Spring Investment Property Maintenance Checklist: Part 1
Spring is almost here! Can you believe it? With the end of winter near, now is the time to start thinking about spring maintenance around your rental properties. Winter can wreak havoc on a property and the sooner you find and address potential problems, the better.
In Part 1 of our Spring Maintenance Checklist series, we are addressing items to check and tasks to perform on the interior of a property. Part 2 will address the exterior, and Part 3 will address tenant checks and communications.

-check basements for water damage
-check interior walls for signs of mildew, moisture and leaks
-inspect all the windows/caulking/screens
-clean air filters/hvacs/furnace filters/vaccuum refrigerator coils/dryer vents
-check/service chimney
-check smoke and carbon monoxide detectors
-check attic
-service the hvac system
-touch up any paint
-leaky faucets, running toilets, caulking needing retouching
-ensure all doors lock properly
-check fire system/sprinklers
-ask tenants for copy of tenants insurance
-remind them to let you know of any repairs required
-inspect boilers/furnaces/systems
-chimney cleaning
-water test if on a well
-check building and unit thermostats
-clean carpets in common areas
-clean windows in common areas
-check pipes
